Standardized Operating Procedure of Purchase

The farmhouse is an old style, brick, 2-story, 3,500 sf home with 3 bedrooms and 2 full baths. It is a fixer-upper in need of some TLC and remodeling in some spaces. There is a water well in use currently and public water is also available at the road and has not been tied into by the Sellers. There is an outdoor wood boiler that supplies heat to the hot water baseboard system in the home. The home also has a separate apartment with 1 bedroom, a full bath, kitchen/dining room and living room. The home and apartment are both currently vacant. The seller’s indicate that all of the plumbing has been upgraded to PEX and all windows were replaced between 2006-2012. A new well pump was just installed as well. In addition to the home, there is a roughly 40 x 30 barn. The front portion has been used for equipment storage and the back half previously had 6 horse stalls for their horses. The second floor of the barn has been used as the hay mound and has a hay elevator access on the front of the barn. The barn is in need of some work too. Roof repairs were made last year, and the more recent storms caused some new damage.
While the seller’s continue to clean up and repair what they can, the buildings will ultimately be sold “as-is”. The land is a beautiful, rolling landscape that extends back nearly a half mile from the road front. Much of this land was used to pasture horses previously. There are apple trees and a mix of young hardwoods coming into some areas here. The further you go back, the more transition in brush and trees you will find. You will also find no lack of deer sign back here either. The seller has an old camper near the back on the high point of the property. It will remain with the property and could make a quaint outpost far away from the home.
